The Western Sydney Aerotropolis is tipped to create pockets of wealth in key areas across the foothills of the Blue Mountains, with some suburbs tipped to become ‘Vaucluse of the west’, without the current price tag.

Suburbs such as Hawkesbury Heights and Yellow Rock, skirting the Yellomundee National Park are coming in demand due to their big blocks, sprawling homes and proximity to the future airport site.

REA Group chief economist Nerida Conisbee said it is an area of Sydney where it is currently hard to get a clear view of price growth.

“Homes in the Lower Blue Mountains are very tightly held – so much so that there are too few sales in many of the suburbs to get a clear idea as to median prices, let alone price growth,” she said.

Boyd’s Realty Springwood agent Boyd Murphy said in the last two to three years the amount of sales above $1,200,000 in the lower Blue Mountains has increased dramatically and that trend will continue because of the location to the airport, size of the blocks and proximity to the National Park.

“You can see suburbs in the lower end of the mountains becoming Vaucluse of the west and even now prices are on the rise and around here the small blocks are 700-800 sqm.”

A number of homes on big blocks around the area have just been listed, priced from between $1,000,000 and $2,00,000.

The four-bedroom home on 1.8 hectares at 226A Singles Ridge Rd, Yellow Rock (above) was completely rebuilt after being demolished by the 2013 fires and is on the market with expectations between $1,600,000 to $1,800,000.

At the lower end of the market, 12 Long Angle Road, Yellow Rock, (below) a five-bedroom home split across four levels on 1.17 hectares, is on the market with price expectations between $1,095,000 to $1,145,000.
