A 1941-built St Georges home is a classic case of the worst house in the best street, even featuring an inground pool that has water with a tinge of green.

Hitting the market for the first time since being built, the home at 22 Purnana Ave, which is in mostly original condition, is being sold via auction to finalise an estate.

Selling agent Jarrah Holmes of Century 21 Bayside says the double-brick home, which sits on a 874sqm corner allotment, offers buyers plenty of opportunity.

“It’s the worst house in the best street, with the best allotment, and the best potential,” he says.

“It’s a great opportunity to come in and redevelop the site, subject to necessary consents, build your dream home or renovate and restore the existing property.

“It could absolutely be restored, but it would take a lot of work.”

As for the green water in the pool?

“I would definitely think people would get that changed,” Mr Holmes laughs.

“The pool in essence though, is definitely one part that could be restored, it’s good, solid pool and even people thinking of demolishing the existing house and building their dream home could keep it and build around it.”

Mr Holmes says interest in the property has been strong, even amid the coronavirus crisis.

“Even with everything going on, I’m getting consistent calls from people asking the right questions about easements and encumbrances, of which there are none,” he says.

“There’s also been lots of interest from locals who are wanting to stay in the area, investors and builders.

“We’ve had three or four people asking about putting in offers prior to auction but the instructions are to go to auction.”

It is located within the highly-sought after Glenunga International School zone and close to shops, transport, parks and only a few kilometres from the city, Norwood Parade and Burnside Village.

“This is a prime opportunity in an up-market suburb,” Mr Holmes says.

According to realestate.com.au, St Georges’ median house price is $1.125 million.
